Architect the long-term Mechanical & Electrical (M&E) maintenance strategy, including Preventive Maintenance (PM) schedules and Capital Expenditure (CAPEX) planning for major equipment upgrades (HVAC, Vertical Transportation, Power Systems).
Lead the selection, negotiation, and performance auditing of external M&E service providers and facility management vendors, ensuring strict adherence to Service Level Agreements (SLAs).
Conduct strategic reviews of building systems to forecast replacement cycles; provide data-driven recommendations to ownership regarding asset enhancements and energy-efficiency retrofits.
Ensure the entire portfolio remains 100% compliant with statutory requirements, including Fire Life Safety (FLS) standards, CIDB, and local municipal regulations.
